Background to the proposals

There is an identified shortage of affordable housing within the Bedale area of Hambleton District Council, and specifically within Well itself. The proposed redevelopment of the site would assist in fulfilling that identified need in a sustainable location. National and local planning policy is generally supportive of developments that secure affordable housing in areas of need. In enabling families to stay and live within the village, the development would also support local community services such as the public house, Post Office and the Village Institute.

Well is identified as a secondary village within the Hambleton District Core Strategy. The Core Strategy sets out that within secondary villages, proposals for housing will be supported within the defined development limits where it constitutes infill or other development that is small in scale. Development outside but adjacent to the Development Limits may be supported where it constitutes an exception to achieve affordable housing.

We have been in communication with Hambleton Borough Council’s Rural Affordable Housing Enabling Officer Amanda Madden, along with John Howe of the Planning Department, in respect of the proposals.
