The proposal is to develop the site for 8 houses, of which 4 would be affordable houses for local people to be provided by a Registered Social Landlord. The houses would be 3 bedroom houses aimed at retaining young families within the village and the locality, who otherwise could not afford to purchase a property. They would be of a size suitable for families with proportionate amenity space.

Design inspiration is taken from the sites context in the village, and the houses proposed would be constructed of traditional materials. The buildings would be visible from Bedale Road, however they would be 2 storeys in height to respect the character and appearance of the immediate area.

Access to the site would be taken from Bedale Road which is to the east. The layout and design of the buildings has been carefully developed with a view to minimising the impact of views of the site. The scheme will also include associated landscaping and planting.

The application also has the potential to provide additional community benefits for the village. An area for potential community use is identified on the plans.
