Details of the Proposed Development

The proposed development involves the demolition of the existing house and removal of all structures and water treatment storage tanks both above and below ground. The existing vehicular access along Dingle Lane would be permanently closed to vehicles from the site. However it would still provide access for pedestrians. A new vehicular access would be constructed, to adoptable standards, onto Tiverton Close to the north of the site. A new cul-de-sac would be created through the centre of the site, 5.5 metres wide, which would include 2 metre wide service strips.
A total of 12 two-storey detached dwellings would be constructed within the site either side of the new access road and at the head of the new cul-de-sac. Three different types of houses would be constructed. These are:
- Type A: A two-storey detached dwelling with single integral garage, living room, study/playroom and an open plan kitchen, dining and living area on the ground floor with five bedrooms (two with en-suite bathroom) and a family bathroom at first floor level. Five of these house types would be constructed.
- Type B: A two-storey detached dwelling with single integral garage, living room, kitchen/dining area with separate dining room on the ground floor with four bedrooms (one with en-suite bathroom) and a family bathroom at first floor level. Two of these house types would be constructed.
- Type C: A two-storey detached dwelling with single integral garage, living room and an open plan kitchen and dining area on the ground floor with four bedrooms (one with en-suite bathroom) and a family bathroom at first floor level. Five of these house types would be constructed.

The proposed houses have been designed to reflect the scale, massing and design of houses in the local area, including those within the residential estate immediately to the north of the application site. The mix of house types would create a varied street scene. In our view the proposals would appear as a natural extension of the existing residential estate integrating well into the surrounding area. The existing public rights of way around the edge of the estate and the site itself would be maintained.
