Hornton Masonry Quarry
The Purpose of this Public Consultation
Mirwell Homes on behalf of the current owners of Hornton Masonry Quarry has instructed Emery Planning Partnership and Trintity Architecture to prepare and submit an application seeking planning permission for a proposed residential development on the land at Hornton Masonry Quarry.
We wish to engage the local community prior to submission of a formal planning application. Mirwell Homes have already been in contact with Ratley Parish Council which has led to a formal presentation being arranged for the 25th January 2012 where members of the client team will be available to answer any questions. This website has been created to allow you to view the proposals and provide feedback to the development team in addition to, or in the event you are unable to attend the consultation evening and in advance of the submission of a formal planning application. We are keen to hear your views on the current proposals.

The site is located to the west of Ratley Village. The site is currently vacant. Several of the former Hornton Masonry Company buildings still exist on site.
Background to the Proposals
The site is currently vacant. Despite being marketed for over 12 months, there have been no expressions of interest other than for redevelopment purposes. Something needs to be done with the site and it cannot be left vacant. Simply leaving the site is not an option due to safety and security issues. There are substantial costs involved in clearing the site, including the removal of asbestos. There are no viable alternative options for the site.

Since 1st April 2011, the Council has no longer applied its housing moratorium. The moratorium had been in place since June 2006 and meant that planning applications for new housing development would usually be refused.
We consider that a mixture of market and affordable housing would be more suitable and desirable for this location in terms of providing an appropriate housing mix to meet local demand, and also to support local services, than say a scheme for 100% affordable housing. In any case, a scheme for 100% affordable housing would be unlikely to be viable due to the costs involved in clearing the site.
We have been in communication with Stratford on Avon District Council’s Gary Moss of the Planning Department, in respect of the application.
