The site is located to the west of Bedale Road, opposite the Millbank Arms public house. It is partially within the defined development limits of the village. The site is currently used for agricultural purposes (pasture). Several small agricultural structures are present on the site.

The land to the west and north-west is agricultural land. To the south, west and north there are two-storey residential properties. On the opposite side of Bedale Road to the east, there is the Millbank Arms public house.

The site is in a sustainable location, centrally situated in the village in close proximity to the bus stops located on Bedale Road which provide a good frequency of service.
